Tumwater approved a preliminary binding site plan dividing two parcels on the corner of Littlerock Road and Kingswood Drive into seven lots for commercial development.
The properties are immediately southwest of the Wal-Mart store on Littlerock Road and west of the Home Depot store.
Tumwater Hearing Examiner Andrew Reeves issued a decision on Tuesday, August 29, approving the preliminary binding site plan as well as a request for a variance from setback requirements.
Kingswood Capital Inc., through Tyrell Bradley, made the requests to develop the two parcels which have a combined area of 9 acres.
Proposed uses for the seven lots include fast food restaurants, a hotel, an oil-change service business along with offices and other retail spaces, with parking that includes capacity for electric vehicle charging.
Other improvements that would be constructed on the site include underground utilities, drive aisles, sidewalks, parking, landscaping, stormwater utilities, and open space.
The developer also requested a variance from setback requirements for three lots opposite the parking lot at Tumwater Middle School. The school is located inside a Single Family Low-Density Residential zone district, necessitating the three lots to have a setback of at least 20 feet.
Littlerock Road, which separates the school and the project, provides 60 feet of right-of-way and was enough to justify the requested variance, as recommended by city staff.
A public hearing was held on June 28 before Reeves issued his decision.
