The number of homeowners looking to move residential properties jumped in the final month of 2025, leaving the regional housing market among the top five in inventory growth for the state of Washington.
Active residential and condominium listings in Thurston County soared to 593 in December 2025 from 384 in December 2024. That marked an increase of 54.42 percent in the period, according to the Northwest Multiple Listing Service’s Monthly Market Update.
The growth in inventory ranked third in the state with Jefferson County leading the way with a 55.7 percent increase, followed by Ferry County at 54.6 percent. Clallam County and Okanogan County rounded out the top five at 44 percent and 39.5 percent, respectively.
The growth in inventory was also widespread in December 2025.
“Nearly all NWMLS counties experienced year-over-year inventory growth, with 19 of 27 counties posting double-digit increases,” said the Northwest Multiple Listing Service (NWMLS) in its Monthly Market Update.
The rise in active listings came amid a hike in the median price of a single-family home and condo. The median price of a single-family residence rose to $525,000 in December 2025 from $500,000 in December 2024, while the median price of condo increased to $318,500 from $309,950.
Condo and home sales have been influenced by low inventory levels in the region, something that changed course during the summer months before heading lower in October, rising in November and dropping again in December.
A total of 2.35 months of inventory existed in December, down from 3.03 months in November. The most recent reading ranked fifth in the state.
Snohomish County was lowest at 1.61 months of inventory, followed by Kitsap County at 1.68 months, King County at 2.00 months and Pierce County at 2.09 months.
“A balanced market is considered to be (four) to (six) months by most industry experts,” said the Northwest Multiple Listing Service (NWMLS) in its Monthly Market Update.
“At the current rate of sales, it would take about two and a half months (2.34) to sell every home that is active in the NWMLS inventory.”
New residential listings in the county increased to 167 in December 2025 from 134 in December 2024, while new condo listings inched up to seven from five in the same period.
Pending residential sales weighed in at 215 in December 2025, up from 209 in December 2024, while pending condo sales nearly doubled to 11 from six.
