Four things every home seller should know before they list

Posted

A recent survey found that one in five homeowners plan to sell their homes within the next year. Are you one of them? If so, are you taking steps now to prepare yourself and your home for a successful transaction?

We may be in the strongest seller’s market in decades, but that doesn’t mean selling your home is going to be easy. With the heated competition among buyers driving up prices on the most desirable homes, a seller is more at risk of leaving money on the table than ever before.

Keep these four essential principles in mind as you prepare to sell your home in this hot market.

  1. Choose your representation wisely. Selecting a real estate agent to represent you in the sale of your home is one of the most important decisions you can make. Holistic Home Group offers a free guide to selecting your agent. Request a copy through our website!
  2. Establish a review date. A recent statistic published by Northwest Multiple Listing Service shows that sellers in Thurston County who set a date to review all of their offers made thousands of more dollars (roughly 6% of the list price) on the sale of their home than those who reviewed offers on receipt.
  3. Invest in improvements wisely. Even in this market, most improvements don’t earn a return on your investment. Learn more about how to decide where to invest your time, effort and money in our recent article on smart improvements.
  4. Not all buyers are created equal. Stay open to buyers captured by your agent’s marketing efforts. Your friend’s son, for example, is unlikely to be the winning buyer. All of those cars slowing down to grab a flyer from the box on your for sale sign probably aren’t ready, willing and able to pay what you can get when you list on the multiple listing market.
