Median home price eases to $520,250 in Thurston County

Sales of single-family homes dipped in mid-summer, as demand for houses waned amid a steep rise in active listings in Thurston County.

The rise in inventory likely helped house hunters, as the median price of a home eased to $520,250 in August from $530,000 in August 2025. That marked a decrease of 1.83 percent in the period, according to the Northwest Multiple Listing Service’s Monthly Market Update.

At the same time, the residential market notched 330 sold listings, down from 358 sold listings.

The condominium market was up and down, as the median price dropped to $320,000 in August from $332,475 in August 2025. That marked a decline of 3.75 percent in the period.

The retreat in the median price came amid a slight uptick in sales to 11 from 10 in the same period.

Condo and home sales have been influenced by low inventory levels in the region, something that has changed course a bit during the summer months.

A total of 2.54 months of inventory existed in August, up from 2.49 months in July and 2.19 months in June. The most recent reading ranked Thurston County as the third lowest in the state.

Kitsap County ranked lowest at 2.13 months of inventory, followed by Snohomish County at 2.38 months. Pierce County and King County rounded out the top five with 2.58 and 2.86 months of inventory, respectively.

“A balanced market is considered to be (four) to (six) months by most industry experts,” the Northwest Multiple Listing Service (NWMLS) said in its Monthly Market Update.

“At the current rate of sales, it would take a little longer than (three) months (3.19) to sell every home that is active in the NWMLS inventory.”

Active residential listings were up for the fourth consecutive month. The number climbed 38.59 percent to 826 in August from 596 in August 2024, the data showed. At the same time, active condo listings leaped 46.42 percent to 41 from 28.

New residential listings inched up to 386 in August from 379 in August 2024, while new condo listings rose to 16 from 12. Pending residential sales increased to 403 in August from 399 in August 2024, while pending condo sales measured 14, up from 11 in the same period.
